Complete transformation

Renovation

Refurbishing office floors between tenancies, strip-out, technical upgrades, roof and waterproofing renewal. We manage these projects from initial study to handover, often in a building that remains occupied.

Roofing works in the inner courtyard of an office complex

What we take on

Office floor being stripped out

Office floor refurbishment

Partitioning, flooring, ceilings, painting; open-plan areas, meeting rooms, reception and shared spaces, from bare floor plate to finished space.

Building services

Electrical, lighting, HVAC, plumbing and compliance upgrades, built into the phasing of the works.

Roofing, insulation and waterproofing

Removal of the old roof covering, thermal insulation, multi-layer or membrane waterproofing, installation of dome rooflights.

Reinstatement between tenancies

Vacated space brought back up to standard and stripped back to a clean base condition before it is re-let.

Strip-out and selective deconstruction

Floors stripped back to the structure, ahead of refurbishment or reinstatement.

In-house teams, carefully chosen subcontractors

Structural work and part of the building services carried out by our own teams; carefully selected subcontractors for specialist packages, coordinated under our responsibility within a single schedule.

Our commitments in occupied buildings

Flat roof refurbishment: bitumen membrane and insulation

Phasing by floor or zone

The rest of the building keeps operating, including while a floor is being reinstated between tenancies.

Roofing above working offices

Activities carry on below throughout removal, insulation and waterproofing.

Digital site monitoring

A report after each site visit and a regularly updated progress status, shared with the client and the project manager.

A clean, safe site

Disruption kept to a minimum; spaces handed back clean to the next trade or to occupants.

Sorted, traceable waste

Sorting at source, reuse of salvageable elements and a waste register, particularly during strip-out.

Joint handover inspection

Works inspected and accepted with you and your advisers, followed by the handover file.
